Homes Are Still Selling in DFW — Here's What Sellers Need to Know in Today's Market

If you've been thinking about selling your home, I have a question for you.

Are you putting your plans on hold because you've heard the housing market is slowing down?

Maybe you've noticed homes in your neighborhood sitting on the market longer than they used to.

Maybe you've seen price reductions popping up around Mansfield or Arlington.

Or maybe you've heard someone say, "Nobody's buying houses right now."

Well, I want to talk about that last one.

Because while the housing market has certainly changed, people are absolutely still buying homes.

And they're buying them for some of the same reasons they always have.

Families are growing. People are relocating for jobs. Homeowners are downsizing. Couples are buying their first homes together. Others are moving closer to family or simply looking for a home that better fits their lifestyle.

Those things don't stop happening just because mortgage rates are higher.

And that's something I think sellers need to remember.

The Housing Market Has Slowed Down, But It Hasn't Stopped

Let's start with a little perspective.

According to the National Association of Realtors, existing-home sales increased slightly in September 2026, although sales were still lower than the year before.

And based on the annual sales pace highlighted in a recent Keeping Current Matters report, nearly four million existing homes are expected to sell nationwide this year.

That works out to approximately:

  • 11,000 homes every day

  • 450 homes every hour

  • 8 homes every minute

Think about that for a second.

While we're having this conversation, people across the country are buying and selling homes.

Now, those are national numbers, not specific sales figures for Mansfield or Arlington.

But they make an important point.

A slower housing market is not the same thing as a market where nothing is selling.

The difference is that buyers have more options, they're paying closer attention to affordability, and they're often taking more time to make decisions.

For sellers, that means the strategy we use matters.

A lot.

People Don't Stop Moving Just Because Mortgage Rates Are Higher

This is something I've seen throughout my years in real estate.

The market changes.

Interest rates change.

Home prices change.

But people's lives keep moving forward.

And sometimes, waiting for the perfect housing market simply isn't practical.

Growing Families Need More Space

Maybe you purchased your first home in Arlington several years ago.

It was perfect when you bought it.

Three bedrooms, two bathrooms, a manageable backyard, and just enough room for everything.

But now you've got two kids, someone works from home, and the dining room has somehow become an office, homework station, and storage room.

Suddenly, that house doesn't fit the way your family lives anymore.

And you may be ready for something larger in Mansfield, Midlothian, or Burleson.

That need doesn't disappear because mortgage rates are higher than you'd prefer.

People Are Still Relocating to North Texas

One of the things I love about helping buyers in South DFW is introducing them to the communities we call home.

People relocate here for jobs, family, lifestyle, and opportunities.

Some are moving from other states.

Others are moving from different parts of the Metroplex.

And many are trying to decide whether Mansfield, Arlington, Burleson, Grand Prairie, or Midlothian is the best fit.

These buyers may have specific timelines.

Maybe their new job starts next month.

Maybe their lease is ending.

Or maybe they've already sold their previous home.

They still need somewhere to live.

And if your home meets their needs, it could be exactly what they're looking for.

Empty Nesters Are Ready for Something Different

I've also worked with homeowners who reach a point where they look around and realize they're maintaining more house than they actually use.

The upstairs bedrooms are empty.

The formal dining room only gets used on holidays.

And keeping up with a large yard isn't nearly as appealing as it once was.

Maybe they're ready for a single-story home.

Maybe they want less maintenance.

Or maybe they're ready to move closer to their children and grandchildren.

For these homeowners, selling isn't necessarily about what mortgage rates are doing.

It's about moving into the next stage of life.

Sometimes Life Simply Changes

A new job.

A marriage.

A divorce.

Retirement.

A family member who needs help.

A desire to live closer to the people you love.

There are countless reasons people buy and sell real estate.

And that's why I don't believe sellers should automatically assume they have to put their plans on hold just because the market is moving more slowly.

The question isn't whether buyers exist.

The question is how we make your home the one they choose.

Today's Buyers Are More Selective — And That's Okay

Let's talk about what has changed.

A few years ago, buyers often had very limited choices.

Homes were selling quickly, and some buyers felt like they had to make an offer immediately or risk losing the property.

Today, in many parts of the market, buyers have more opportunities to compare homes.

And they're taking advantage of that.

If they're shopping for a four-bedroom home in Mansfield, they may be comparing several properties before making a decision.

If they're looking at new construction in Midlothian, they may be weighing builder incentives against the advantages of buying a resale home.

And if they're searching for a home in South Arlington, they may be comparing location, lot size, condition, and monthly ownership costs.

Buyers are paying attention.

They're looking at the price.

They're looking at the roof.

They're thinking about homeowners insurance.

They're considering how much money they'll need to spend after moving in.

And they're comparing your house with everything else available in their price range.

That doesn't mean they're unwilling to buy.

It means we need to give them a compelling reason to choose your property.

You Don't Need Every Buyer. You Need the Right Buyer.

This is something I want sellers to understand.

You don't need every person searching for a home in DFW to fall in love with your property.

You need to reach the buyers who are actually look
