When people start looking at new construction in Midlothian, Texas, they're usually thinking about things like floor plans, finishes, schools and how much house they can get for their budget.
But what if the community itself could fit different stages of life?
That's one of the things that caught my attention about Redden Farms in Midlothian, Texas.
Located in Ellis County near the intersection of US 287 and US 67, Redden Farms is a master-planned community designed with both families and active adults in mind. And yes, there is actually a dedicated 55+ neighborhood within the larger community.
That creates an interesting option for families who want to put down roots—and for adults who are ready for a different pace without giving up the conveniences of North Texas.
A Little History Makes Redden Farms Different
Redden Farms isn't just a community that happened to get built on an empty piece of land.
The property has a history that goes back decades.
In 1948, Harold and Ola Mae Redden purchased the land that would eventually become Redden Farms and developed a dairy farm that grew to become the largest in Ellis County.
Today, that history is reflected in the community's name and in the effort to maintain a more open, connected feel while adding new homes and amenities.
I think that's part of what makes the location interesting.
You're living in a growing part of North Texas, but you're still in Ellis County, where you can get a little more breathing room while remaining within reach of Dallas and Fort Worth.
Redden Farms for Growing Families
For families, Redden Farms offers the kind of amenities you typically look for in a master-planned community.
The neighborhood includes:

The community is also zoned to Midlothian ISD, with Redden Farms currently assigned to Baxter Elementary School, Walnut Grove Middle School and Midlothian Heritage High School.
For a family, that combination can be appealing.
You're not just buying a house. You're buying into a neighborhood where the kids can have somewhere to play, the dog has somewhere to run, and you have places to get outside without loading everyone into the car.
And Midlothian's location gives residents access to the shopping, restaurants and services around Midlothian while still providing relatively easy access to the larger DFW area.
But Here's the Part That Makes Redden Farms Stand Out
There's a dedicated 55+ active-adult neighborhood within Redden Farms.
It's gated and has its own amenities, while residents can also enjoy the amenities throughout the larger master-planned community.
The active-adult neighborhood includes:

Hiking and biking trails

Gathering spaces
And the homes are designed with the active-adult lifestyle in mind.
The current builder for the 55+ neighborhood is Impression Homes, with its Symphony Series at Redden Farms. Current offerings include one- and two-story plans, with available plans and configurations changing over time.
That gives buyers the opportunity to have a newer, lower-maintenance home while still having plenty of opportunities to get outside, socialize and stay active.
What I Like About the Location
One of the things I hear from buyers over and over is that they want convenience without feeling like they're living in the middle of everything.
Redden Farms is about 26 miles from Dallas and about 34 miles from Fort Worth, according to the community's current information. Downtown Midlothian is only a few miles away, putting restaurants, shopping and everyday necessities within a relatively short drive.
Of course, drive times can vary significantly depending on where you're going and the time of day. That's something I always recommend buyers actually test during their normal commute rather than relying solely on a map.
But if your life is centered around Midlothian, Waxahachie, South Dallas or the southern side of the DFW Metroplex, the location is worth exploring.
Could Redden Farms Work for More Than One Generation of a Family?
This is where I think things get really interesting.
Imagine parents living in the 55+ neighborhood while their adult children and grandchildren live elsewhere in Redden Farms.
You're not sharing a house.
You're not even necessarily sharing the same street.
But you're close enough that:

Grandparents can attend the kids' activities.

Family dinners are easier.

Babysitting doesn't require a 30-minute drive.

Holidays can happen nearby.

Everyone can maintain their own home and routine.
That's a very different approach to multigenerational living.
And as more families think about aging parents, adult children and proximity to grandchildren, "living together" doesn't always have to mean living under the same roof.
Sometimes living nearby is the better fit.
What About the Homes and Prices?
New construction pricing changes frequently, so I don't like to present a price from a builder website as though it will still be accurate six months from now.
As of September 2026, current listings for the Redden Farms active-adult section show homes starting in the upper $300,000s, with available homes and floor plans varying by inventory.
And that's exactly why I recommend looking at the total cost, not just the advertised starting price.
When comparing new construction, ask about:

A $350,000 home and a $400,000 home aren't necessarily as far apart as they appear if one includes features the other doesn't.
And the reverse can be true, too.
Don't Forget the Builder Incentives
This is especially important in today's new-construction market.
Builders sometimes offer incentives such as closing-cost assistance, financing incentives or included upgrades. Current Impression Homes marketing for Redden Farms, for example, advertises limited-time financing, closing-cost assistance and included features on select inventory and new builds. Those offers have restrictions and can change, so buyers should verify the current terms directly.
This is also where having your own real estate agent can be valuable.
The builder's sales representative is there to represent the builder and sell the builder's homes. Your agent is there to represent you.
I always encourage buyers to have their own representation involved from the beginning—not after you've already visited the model, chosen your lot and started negotiating.
Is Redden Farms Right for You?
That depends on what you're looking for.
For families, Redden Farms could be worth exploring if you want new construction, Midlothian ISD, neighborhood amenities and a location in growing Ellis County.
For 55+ buyers, the active-adult neighborhood provides something a little different: a gated community with its own amenities while still being part of a larger master-planned neighborhood.
For families thinking about the future, the proximity between the family-oriented and active-adult portions of the community creates an interesting possibility for multiple generations to live close to one another while maintaining separate homes.
And that's probably my favorite part of this community.
It's not trying to make everyone live the same way.
It offers different housing options for different stages of life—all within the same larger community.
The Bottom Line
Redden Farms is a good example of how the South DFW housing market is evolving.
You can have a family-focused master-planned community with parks, trails, pools and schools and a dedicated 55+ neighborhood with private amenities—all in the same Midlothian, Texas community.
If you're considering new construction in Midlothian, Texas or Ellis County, don't just compare floor plans and price tags. Think about the lifestyle, the location, the builder incentives, the ongoing costs and how well the community fits where you are now—and where you may be five or ten years from now.
