Two Moves That Can Get You Into Your First Home Sooner in North Texas

If you’re a first-time home buyer in Mansfield, Arlington, Burleson, Grand Prairie, or anywhere in the Dallas–Fort Worth area, I know buying your first home can feel like a moving target.

You save money. Home prices change. Mortgage rates move. Rent keeps coming out of your account every month. And before long, it’s easy to start thinking, “Maybe I’ll buy in a few years when everything settles down.”

After helping buyers in North Texas for years, I can tell you this: waiting for the perfect market usually isn’t the answer.

Sometimes the better question is: What can I change about my home search to make buying possible sooner?

There are two things that can make a much bigger difference than many first-time buyers realize.

1. Your First Home Doesn't Have To Be Your Forever Home

This is probably one of the biggest conversations I have with first-time buyers.

Your first house does not have to check every box.

It doesn’t necessarily need the huge backyard, four bedrooms, three-car garage, completely updated kitchen, perfect neighborhood, and every upgrade you’ve saved on Pinterest.

Sometimes your first home simply needs to be a good home that fits your life and your budget right now.

And the numbers back that up.

According to Zillow, a typical U.S. household would need about 8.5 years to save a 20% down payment on a typical single-family home. When you add the estimated time it takes for owning to financially break even compared with renting, the total timeline is about 14.7 years.

But look what happens when buyers focus on starter homes instead.

Zillow found that the combined timeline drops to about 7.2 years nationally — roughly half the time.

That matters here in North Texas because the price of a home can change significantly just by expanding your search a few miles.

As of September 2026, the median listing price was approximately:

Mansfield: $532,000
Arlington: $355,000
Burleson: $387,000
Grand Prairie: $355,000

That doesn't mean you can't find homes below those prices — you absolutely can. But it shows why I encourage buyers to look at the whole South of Cowtown area instead of getting locked into one city or ZIP code.

For example, Grand Prairie's 75051 ZIP code currently has a median listing price around $301,500, while 75052 is around $345,000.

That's why I always tell buyers: let's look at the lifestyle you want, your commute, your monthly payment, and what actually matters most to you. Then we can figure out where those things overlap with your budget.

You might be surprised by what we find.

2. Stop Assuming You Need 20% Down

This is one of the biggest first-time home buyer myths I still hear.

“I don't have 20% saved yet, so I'm not ready.”

Please don't automatically count yourself out because of that number.

According to the National Association of REALTORS®, the median down payment for first-time buyers was 10% in its 2025 Profile of Home Buyers and Sellers — not 20%.

And depending on your loan program and qualifications, the minimum can be considerably lower. Some conventional loans may allow qualified buyers to purchase with as little as 3% down, FHA loans may allow 3.5%, and eligible VA and USDA borrowers may have zero-down options.

Then there are down payment assistance programs.

As of the second quarter of 2026, Down Payment Resource counted 2,746 homeownership assistance programs nationwide.

And we have options right here in Texas.

The Texas State Affordable Housing Corporation offers programs such as Home Sweet Texas and Homes for Texas Heroes. Depending on eligibility, TSAHC programs can provide up to 5% of the loan amount toward down payment and/or closing costs.

Does that mean every buyer qualifies? No.

Does it mean you should talk with a knowledgeable lender before deciding you can't afford to buy? Absolutely.

What I Tell My First-Time Buyers in DFW

Don't start by asking, “Can I afford my dream house?”

Start with, “What can I comfortably afford, and what would buying that home do for me over the next several years?”

Maybe your first home is a smaller home in Arlington.

Maybe it's an older home in Grand Prairie.

Maybe you find something in Burleson that gives you a little more space for your budget.

Or maybe Mansfield is where you really want to be, and we adjust the type, size, age, or neighborhood of the home you're searching for.

There isn't one right answer.

That's one of the reasons John and I created our South of Cowtown YouTube channel. We spend a lot of time showing buyers what different budgets actually buy in Mansfield, Arlington, Grand Prairie, Burleson, Midlothian, and the communities south of Dallas–Fort Worth.

Because looking at houses online is one thing. Understanding how far your money can go from one North Texas community to another is much more useful.

Don't Wait for a “Perfect” Time That May Never Come

I have watched buyers wait for the perfect interest rate, the perfect home price, or the perfect market.

The problem is that all three rarely show up at the same time.

That doesn't mean everyone should run out and buy a house today. Sometimes waiting really is the right financial decision.

But I don't want someone to spend another two or three years renting simply because they assumed they needed 20% down or thought their first home had to be their forever home.

You may be closer than you think.
