We'll talk about why you're considering a move, what your home could potentially sell for in the current market, what your timeline might look like and whether selling right now even makes sense for you.

I'll also walk through the home with you and help you determine what I would — and wouldn't — recommend doing before putting it on the market.

Either way, you'll leave with a much clearer idea of what selling could look like and what your next steps should be.

And if you decide you're not ready yet? That's okay too. The goal of the appointment is to give you information so you can make the right decision for you.

One of the biggest mistakes I see homeowners make is spending thousands of dollars updating things they think buyers want without knowing whether they're actually going to see that money come back when they sell.

Sometimes fresh paint, flooring, landscaping or a few strategic updates can make a noticeable difference. Other times, I may tell you to save your money and let the next owner make those choices themselves.

During a Listing Consultation, we can walk through the home together and talk about what buyers in your specific price range and area are responding to. Then we can decide where your time and money are actually worth spending.

The goal isn't to make your house perfect. It's to make smart decisions about what will help you sell it.

I know this isn't everyone's favorite answer, but: it depends.

An online home value can be an interesting starting point, but an algorithm hasn't walked through your home. It doesn't know the condition, updates, lot, floor plan or the little details that can make your property different from the one down the street.

I look at recent sales, current competition, neighborhood activity, condition, features and what's happening in your specific part of the DFW market.

And we're not just trying to answer, “What number can we put on the sign?”

We're developing a pricing strategy designed to position your home correctly from day one.

Maybe...but don't start making a giant repair list just yet. Not every repair has the same impact on a buyer, and not everything needs to be fixed before your home can be sold.

When I walk through your home, I'll help you separate the “Yes, let's address this” items from the “Don't spend your money there” items. We'll look at your home's condition, your competition and your goals and decide what makes sense for YOUR sale.

This is another one where I wish there were one simple answer. How quickly your home sells can depend on your location, price range, condition, competition, pricing strategy and what's happening in the market at that particular time.

That's why I don't want to give you a generic DFW average and tell you that's exactly what will happen with your house. At your Listing Consultation, we'll look specifically at what's happening around your home, including what's selling, what's sitting and how long similar properties are taking to move.

Then we can build your timeline around real information instead of guessing.

There are several numbers we want to look at when you're considering selling, because what your home sells for and what you actually walk away with are two different things. Depending on your transaction, there can be expenses associated with preparing the property, closing, title-related costs, existing mortgage payoff and other negotiated items.

That's why one of the things we can do during your Listing Consultation is look at your potential numbers together.

For most sellers, the question isn't simply “What can I sell my house for?” It's “If I sell my house, what could I potentially walk away with, and does that number help me accomplish what I want to do next?” That's a much more useful conversation.

Absolutely! AND we help people navigate this all the time. But there isn't one strategy that works for everyone.

Do we sell first? Buy first? Make an offer that's dependent on your current home selling? Do we need temporary housing? Could your financing allow you to purchase before you sell?

There are several ways we may be able to structure it, and the right strategy depends on your finances, equity, timeline, comfort level and what's happening in both markets. This is one of those situations where I really don't want you trying to piece together a plan from Google.

Let's sit down, look at the entire situation and create a strategy for getting you from House A to House B with as few surprises as possible.

I'm not there to convince you to sell your house if keeping it makes more sense. I'm there to help you understand your options.

You've probably heard that spring is the “best” time to sell. But I don't believe your life should automatically revolve around a season on the calendar.

The right time to sell depends on your home, your neighborhood, current inventory, buyer demand, interest rates, your next move and — most importantly — why you're selling in the first place. There may absolutely be strategic advantages to one timeframe over another, and that's something we can look at together.

But the best time to sell isn't necessarily when everyone else is selling. It's when the market and your personal situation line up in a way that makes sense for you.

This is where having a plan makes everything feel a whole lot less overwhelming.

We'll determine what needs to happen to get your home market-ready, establish our pricing and marketing strategy, prepare photography and marketing, launch the property, manage showings and buyer feedback, review offers and negotiate the terms.

Once you're under contract, we're still not finished. There are inspections, negotiations, appraisal, financing, title work and all the moving pieces that get us to closing day.

You don't need to know how to manage all of that.

That's my job.
