Is Kennedale, TX Really a Small Town? What Living in DFW’s Best-Kept Secret Is Actually Like
Is Kennedale, TX Really a Small Town? What Living in DFW’s Best-Kept Secret Is Actually Like
If you’ve driven around southern Tarrant County, there’s a good chance you’ve driven near Kennedale without really thinking much about it.
It’s tucked between Arlington, Mansfield and Fort Worth, and honestly, I think that’s part of what makes Kennedale so interesting.
When people tell me they want to live somewhere that feels smaller and a little quieter but they don’t necessarily want to move farther away from everything, Kennedale is one of those places I think deserves a conversation.
Because yes, Kennedale really does still feel like a small town.
But geographically? You’re very much in the middle of DFW.
First, How Small Is Kennedale?
Kennedale’s estimated population was just 10,626 people in 2025.
To put that into perspective, this little community is sitting right next to Arlington and only about 11 miles from the heart of Downtown Fort Worth.
That’s what makes Kennedale different from a lot of the smaller communities people consider when moving to the Dallas–Fort Worth area.
You don't necessarily have to drive way out into the country to get that smaller-community feeling.
Kennedale sits near I-20, Loop 820 and Highway 287, so you can get into Arlington, Mansfield or Fort Worth relatively quickly depending on where you're headed.
That combination is really the story of Kennedale: small-town atmosphere without feeling completely removed from the rest of DFW.
What Does Living in Kennedale, Texas Actually Feel Like?
This is where numbers don't tell the whole story.
Kennedale has neighborhoods, parks, schools, older homes, newer homes, larger properties and pockets where you can still feel some of the area's rural roots.
And that's intentional.
The City of Kennedale actually describes its vision as being a family-oriented community that provides a “refuge from the hectic pace of the DFW Metroplex,” with open spaces, greenbelts and trails contributing to that atmosphere.
I think that's a pretty accurate description.
Kennedale isn't trying to feel like Arlington.
It isn't Mansfield either.
And it certainly isn't one of the massive master-planned communities we're seeing pop up throughout other parts of North Texas.
It has its own personality.
You’re Close to Arlington Without Actually Living in Arlington
This may be one of Kennedale's biggest advantages.
Arlington has just about everything you could want as far as shopping, restaurants, entertainment and everyday conveniences. And, of course, you're also close to the major entertainment district with AT&T Stadium, Globe Life Field and Six Flags.
But you don't necessarily have to live in the middle of all of it.
From Kennedale, you're also positioned near Mansfield and Fort Worth.
That means someone looking at homes in Arlington or Mansfield may want to add Kennedale to the search instead of automatically overlooking it.
I tell buyers all the time: don't get so attached to a city name that you miss a house or neighborhood that actually fits your life better.
Especially in this part of DFW, moving your search boundary by a few miles can completely change what you find.
Kennedale Still Has Real Community Spaces
One thing I like when I'm researching a community for buyers is looking at what actually exists for the people who live there.
Kennedale has several city parks, including Sonora Park, TownCenter Park and Rodgers Farm Park.
Sonora Park includes a splash pad, ballfields and disc golf, while TownCenter Park sits right between City Hall and the Kennedale Public Library and includes a playground, pavilion, picnic areas and a walking path.
There are also community events throughout the year.
That's the kind of thing that contributes to the small-town feeling. You're not simply buying a house in the middle of a giant Metroplex. There are places where the community actually comes together.
What About Homes for Sale in Kennedale?
This is another reason I think Kennedale is worth watching.
You can find a pretty interesting mix of real estate here.
There are older homes, established neighborhoods, newer construction, larger homes and properties with more land than buyers might expect considering how centrally located Kennedale is.
And because Kennedale is small, inventory can look very different from month to month.
As of September 2026, the median listing price in Kennedale was around $415,000, compared with about $355,000 in Arlington and $532,000 in Mansfield.
That doesn't mean Kennedale is automatically cheaper than Arlington or more expensive than Mansfield. Median prices can be especially misleading in a smaller city where the mix of homes available can shift quickly.
What it does tell you is that Kennedale deserves to be evaluated property by property.
You might find a completely different home, lot size or neighborhood feel here than you would just a few miles away.
Is Kennedale Growing?
Yes — and this is something to pay attention to.
Kennedale had 8,517 residents at the 2020 Census. The Census Bureau's July 2025 estimate was 10,626.
That's an estimated increase of nearly 25% in only five years.
So apparently the secret isn't staying completely secret.
The interesting part will be watching how Kennedale grows while trying to preserve the character that makes people interested in it in the first place.
The city adopted an updated Comprehensive Plan in 2024 addressing its long-term vision for land use, transportation and parks as that growth continues.
For buyers thinking about living in Kennedale long term, those are the kinds of things I recommend paying attention to — not just what a community looks like today, but what's planned around it.
Is Kennedale ISD Its Own School District?
Yes. Kennedale has its own school district, Kennedale ISD.
That's something buyers sometimes don't realize because Kennedale is surrounded by much larger cities.
School boundaries are incredibly property-specific in North Texas, though, so never assume a home attends a particular school based solely on the mailing address. Always verify the current attendance boundary for the specific property you're considering.
So, Who Should Consider Living in Kennedale?
I think Kennedale is worth exploring if you're looking at the Mansfield, Arlington or southern Fort Worth area but haven't quite found the right fit.
Maybe you want a smaller community.
Maybe you like established neighborhoods.
Maybe you'd love a little more space.
Maybe you want access to Arlington and Fort Worth without feeling like you're living right in the middle of a major city.
Or maybe you've simply never considered Kennedale because no one has shown you what's there.
That's exactly why we talk about communities like this on South of Cowtown.
DFW is huge, and some of the best places to live aren't necessarily the cities everyone hears about before they move here.
Is Kennedale, Texas Really a Small Town?
I'd say yes — with an asterisk.
It has a population of just over 10,000. It has community parks, local events, its own school district and a history that dates back to the 1800s.
But you're also sitting in Tarrant County with major highways nearby and Arlington, Mansfield and Fort Worth practically in your backyard.
So maybe the better description is:
Small-town feel. Big-city access.
And for the right buyer, that's exactly the combination they've been searching for.
If you're thinking about moving to Kennedale, Mansfield, Arlington or anywhere South of Cowtown, John and I would love to help you compare the communities and figure out which one actually fits the way you want to live.
Sometimes finding the right home starts with discovering a town you weren't even searching for.
