Why Is Your Zillow Zestimate Wrong in Arlington, TX?

Why Is Your Zillow Zestimate Wrong in Arlington, TX?

Have you ever looked up your house on Zillow and thought, There's no way that's what my home is worth!

Or maybe you had the opposite reaction. You saw your Zestimate, got excited about how much equity you might have, and started wondering if now would be a good time to sell.

Before you start making plans based on that number, there's something I want you to know.

Your Zillow Zestimate is an estimate. It's not necessarily what a buyer would pay for your home in today's Arlington real estate market.

I'm Stephanie Deeds, Broker/Owner of Point Realty, and I've spent years helping homeowners buy and sell throughout Arlington, Mansfield, and the surrounding Dallas–Fort Worth communities.

One question I hear is, "Stephanie, Zillow says my house is worth this much. Is that accurate?"

My answer? Let's look at what your home is actually competing against before we decide what it's worth.

Because in Arlington, two homes that look almost identical online can have very different market values.

Here's why.

1. Zillow Hasn't Actually Walked Through Your House

Zillow uses an automated valuation model that analyzes property information, public records, and market data.

But Zillow hasn't walked through your front door.

It doesn't necessarily know that you've remodeled your kitchen, replaced your flooring, updated your bathrooms, or invested thousands of dollars in improvements.

And it may not fully account for a home that hasn't been updated in 25 years.

Think about two houses in South Arlington.

Both were built in the 1980s. Both have four bedrooms, two bathrooms, and approximately 2,000 square feet.

But one has a beautifully updated kitchen, new windows, and renovated bathrooms. The other still has its original finishes and needs repairs.

Would you expect buyers to offer the same amount for both?

Of course not.

Your home's condition matters just as much as the numbers on paper.

2. Arlington Is Not One Big Real Estate Market

Here's something that makes Arlington especially interesting.

We have a wide variety of neighborhoods, home styles, school districts, and price points.

Think about the differences between Southwest Arlington near Martin High School, Interlochen, North Arlington near River Legacy Park, and neighborhoods surrounding Lake Arlington.

Even within the same ZIP code, homes can vary significantly in age, lot size, updates, and location.

And here's something else people don't always realize.

Not every Arlington address is zoned to Arlington ISD.

Some properties fall within Mansfield ISD, Kennedale ISD, or other school district boundaries.

When I'm evaluating an Arlington home, I'm not simply looking at what sold somewhere else in the city.

I'm looking at what buyers would consider a true alternative to that particular property.

That's a big difference.

3. Zillow May Be Comparing Your Home to the Wrong Properties

Let's say you own a beautifully maintained home in Southwest Arlington with four bedrooms, a three-car garage, and several recent updates.

If an automated estimate is influenced by smaller homes, different layouts, or properties in substantially different condition, that can affect the number.

When I prepare a comparative market analysis, or CMA, I look at properties that are genuinely comparable.

That means considering square footage, age, condition, lot size, location, and improvements.

But I also look at something else.

What's currently for sale?

Because if you decide to sell, those homes are your competition.

Buyers aren't just comparing your home to what sold six months ago. They're comparing it to what they can purchase today.

4. Zillow Doesn't Know Everything Arlington Buyers Are Responding to Right Now

Real estate is constantly changing.

Maybe inventory has increased in your neighborhood. Maybe buyers have more choices. Or maybe your particular area has very little competition.

Those details matter.

When I'm helping someone sell in Arlington, I'm watching how long homes take to sell, whether sellers are reducing prices, and how recent sales compare to current listings.

A Zestimate can change as new information becomes available, but it doesn't replace evaluating current buyer behavior.

The goal isn't to pick the highest possible number. It's to find the price that attracts serious buyers.

5. Texas Property Records Make Online Estimates More Complicated

Here's something especially important for Texas homeowners.

Texas is a nondisclosure state, meaning real estate sale prices generally aren't required to be publicly disclosed the way they are in some other states.

That can make it more difficult for automated valuation websites to obtain complete sales information.

Zillow uses various data sources, including participating listing services, but information can vary by property.

And one more thing.

Your Tarrant Appraisal District value and your home's market value aren't necessarily the same.

The appraisal district's value is used for property tax purposes.

Your home's market value reflects what buyers may be willing to pay under current market conditions.

Those are two different things.

So, How Accurate Is Zillow's Zestimate?

I want to be fair to Zillow.

A Zestimate isn't automatically wrong. It can be a helpful starting point when you're researching home values.

But Zillow's published accuracy statistics are broad measurements, not a guarantee that your particular Arlington home is valued correctly.

And even a small difference can mean a lot of money.

For example, a 5% difference on a $400,000 home is $20,000.

That's significant when you're making decisions about selling.

Use your Zestimate as a starting point, not your final answer.

What Should You Do Before Selling Your Arlington Home?

Before deciding what your home is worth, I recommend getting a personalized market analysis.

Not just an automated number.

An actual evaluation of your home, your neighborhood, and the properties you're competing against.

When I sit down with an Arlington homeowner, I want to know:

  • What improvements have you made?

  • What are comparable homes actually selling for?

  • How much competition is there?

  • What's your timeline and goal for selling?

Because pricing your home correctly involves more than putting a number on it.

It's about developing a strategy that makes sense for your property and today's market.

Curious What Your Arlington Home Is Really Worth?
